At 25 North Colonnade in London’s Canary Wharf, Delta Smoke Control was engaged to support the upgrade of the building’s life‑safety systems with a focus on protected escape routes. In a high‑rise office environment, maintaining clear, smoke‑free stair cores and lobbies is critical, so the chosen strategy centred on a mechanical pressurisation system.
Delta designed and commissioned a solution utilising Kingspan Light & Air Estra ventilators to provide air release paths from the office spaces, ensuring that the spaces served are not overly pressurised, allowing the system to maintain smoke fire conditions within the firefighting core.
The system is configured to maintain positive pressure differentials during a fire event, controlling airflow across open doors to resist smoke ingress while keeping door forces within acceptable limits. Our team coordinated closely with the wider project stakeholders to integrate controls, pressure monitoring and override facilities into the building management and fire alarm systems. The result is a reliable, code‑compliant smoke control arrangement that enhances occupant safety and demonstrates the value of combining specialist pressurisation design with high‑quality equipment.
