We installed residential apartments smoke control systems in Sheffield. This area on the outskirts of Sheffield City Centre was once a part of Sheffield's steel producing infrastructure. It was later redeveloped and used as a retail park. This new development in Sylvester Street, provides new, high quality residential space supported by retail and ecological improvements.

The Sylvester Street development was an ambitious and important development for the city, bringing in much-needed additional homes. The developer was Winvic, and the project value was around £40m. It was a ‘build to rent’ project and would provide 335, high-quality, one-, two-, and three-bedroom apartments. Winvic were looking for a smoke control partner who was an expert in smoke ventilation and control systems for large residential projects such as this, so they appointed Delta Smoke Control.
We could see that this was a large, intricate project consisting of six separate stairwells and a small lobby and also requiring dedicated smoke extract from the bin store area. With a development that involved over three hundred apartments, smoke control was always going to be critical to the safety of residents.
We carefully analysed the layout and structure, considering services and modelling air and smoke flow dynamics before developing a detailed, integrated, robust solution. We fitted over forty dampers, more than thirty interface panels, and three sets of fans in total. These systems consisted of both natural and mechanical extract systems – each type being picked for their suitability with respect to space, usage and flow dynamics.
Delta dedicated significant resources to ensure the project needs were met, that communication was good, and that the life safety system was installed effectively.
The project was completed in time for project handover.
